Failed sealant is cut out and the joint cleaned to sound substrate. Backer rod is set to the right depth. Primer goes on where the manufacturer requires it. Then the bead is tooled for proper profile and contact.

Common Questions, Answered

How long does exterior caulking last?
Good elastomeric sealants installed properly are rated for 20–25 years. Cheap silicone or acrylic caulk installed over dirty joints can fail in two. The install matters as much as the product β€” which is why we spec the sealant to the condition, clean and prime the substrate, and tool every bead for proper contact and profile.
Can I just seal over the old caulk?
No. New sealant applied over failed caulk bonds to the old material, not the substrate β€” so it fails at the same rate as what’s underneath. Proper repair means cutting out the old sealant, cleaning the joint to sound substrate, and installing new material with the right backer rod, primer where needed, and tooled profile.
What’s the difference between caulking and tuckpointing?
Tuckpointing is grinding out and replacing mortar joints between masonry units with new mortar. Caulking is sealing expansion and movement joints with a flexible elastomeric product. Mortar joints don’t move much and want rigid mortar; control joints, window perimeters, and transitions between different materials do move and need flexible sealant. Using caulk for mortar joints β€” or mortar for movement joints β€” creates new problems.
Can caulking alone stop my leak?
Sometimes. Many leaks trace back to a single failed joint β€” a window perimeter, a coping transition, a roof flashing detail. But some leaks are symptoms of bigger problems (spalled brick, failed tuckpointing, bad flashing). We diagnose the source first, then tell you whether caulking alone will solve it or if it’s part of a larger repair.
Why am I getting such a big price difference in quotes?
Usually it’s a subcontractor markup. Caulking and sealing is one of the most commonly subbed-out trades in masonry because it looks simple on paper β€” bid the job, farm it to the lowest crew, keep a cut. But the 20–40% markup the middleman takes almost always comes out of the sealant: cheaper material, thinner bead, skipped backer rod, no real joint prep. That’s why you see commercial caulking fail in two years when it’s rated for ten.

One of the owners walks the building with you, specs a commercial-grade elastomeric for each joint condition, and our guys do the prep, backer rod, and tooling themselves. You’re paying for the actual sealant and the labor to install it right β€” not for a reseller in between.
