The Repairs That Don’t Fit Under Tuckpointing or a Single Brick
Tuckpointing replaces mortar. Brick repair swaps damaged units. But plenty of masonry problems don’t fit either bucket β a rusted lintel dropping brick above a window, a spalled limestone sill, a crumbling front stoop, or a bulging wall where the ties have rusted through.
Shamrock handles the whole range: steel and concrete lintel replacement, stone, limestone, and cast-stone repair, stair, stoop, and porch rebuilds, wall tie repair and structural stabilization, and the one-off masonry details that make older Chicago buildings what they are. One crew start to finish β not a dispatcher and a subcontractor.
Common Masonry Problems
Masonry Rarely Fails on Its Own β Something Drives It
A good masonry wall should outlast the people who built it. When it doesn’t, the cause is almost always upstream: rusting steel, water finding a way in, or movement the wall was never designed to handle. Fix the symptom without the cause and you’ll be back in five years.
Steel lintels and embedded wall ties rust and expand up to 10Γ their original thickness β lifting brick, cracking stone, and pushing walls out of plane. The most common cause of structural masonry damage on mid-century Chicago buildings.
Stoops, stairs, sills, and copings take the full weather hit. Water soaks in, freezes, and blows the surface off β spalled stone, cracked treads, broken-off corners. The fix has to stop water as much as restore the surface.
Walls move β from settlement, from thermal cycles, from rusting ties pushing outward. Patching the crack without addressing the movement just hides the problem until it comes back bigger.
Our Masonry Repair Process β Diagnose, Scope, Execute, Complete
We diagnose the actual cause before quoting the fix. The scope gets written in plain language, our crew executes, and you get a quality workmanship in your hand before we leave.
Personal Diagnosis
We walk the building with you, identifying what’s actually driving the damage β rust-jacking, water, settlement, movement, age β and tells you straight whether it’s a repair, a rebuild, or something smaller than it looks.
Scope in Plain Language
You get a written scope that names each item β this lintel, that stoop tread, those three stone sills β with what gets done and why. No mystery line items. No surprise change orders.
Execute + Root Cause
Lintels replaced, stone patched or swapped, stoops rebuilt, wall ties addressed, structural cracks stabilized. And we fix the cause too β flashing, drainage, sealant β so the repair actually holds.
Clean-Up & Completion
Debris hauled, work area washed down, quality workmanship on every repair we made β handed to you in writing before we leave.
“Our front stoop was crumbling and a lintel over the garage was dropping brick onto the driveway. Two other contractors wanted to tear the whole stoop out. Our crew found that the stoop was sound below the top course and scoped a rebuild of only what was failing. Everything looks original and the price was honest.”
Common Questions, Answered
What counts as “masonry repair” vs. tuckpointing or brick repair?
My lintel is sagging and dropping brick β can it be repaired or does it have to come out?
Do you rebuild front stoops and porch steps?
My wall is bulging outward β is that masonry repair or something bigger?
Why am I getting such a big price difference in quotes?
Shamrock runs one crew, top to bottom. One of the owners walks the damage with you, writes the scope honestly (often smaller than what the other quotes called for), and the same Shamrock masons who quoted the job do the work. No sub layer, no middleman, no scope creep.
