A good masonry wall should outlast the people who built it. When it doesn’t, the cause is almost always upstream: rusting steel, water finding a way in, or movement the wall was never designed to handle. Fix the symptom without the cause and you’ll be back in five years.
Steel lintels and embedded wall ties rust and expand up to 10× their original thickness — lifting brick, cracking stone, and pushing walls out of plane. The most common cause of structural masonry damage on mid-century Chicago buildings.
Stoops, stairs, sills, and copings take the full weather hit. Water soaks in, freezes, and blows the surface off — spalled stone, cracked treads, broken-off corners. The fix has to stop water as much as restore the surface.
Walls move — from settlement, from thermal cycles, from rusting ties pushing outward. Patching the crack without addressing the movement just hides the problem until it comes back bigger.
