What counts as “masonry repair” vs. tuckpointing or brick repair?
Tuckpointing is grinding out and replacing mortar joints. Brick repair is swapping damaged brick units. Masonry repair covers everything else β€” lintels, stone, sills, copings, stoops, stairs, porches, wall ties, structural patching, and one-off details on older buildings. If it’s part of the wall and it isn’t just mortar or just a brick, it lives here.
My lintel is sagging and dropping brick β€” can it be repaired or does it have to come out?
Depends on how far the rust has gone. If the steel still has sound section left, we can shore, clean, treat, and reinstall it. If it’s severely rust-jacked we replace it with new galvanized or painted steel β€” or a concrete lintel where it makes sense. We’ll tell you which case you’re in and why, with no pressure to go bigger than the damage calls for.
Do you rebuild front stoops and porch steps?
Yes. Brick or stone stoop rebuilds, tread replacement, stringer repair, and full tear-down-and-rebuild when the substructure is gone. We match the original material and detail β€” including period limestone treads on older Chicago homes.
My wall is bulging outward β€” is that masonry repair or something bigger?
A bulging wall usually means wall ties or anchors have rusted through and the brick veneer has lost its connection to the structure behind it. That’s repairable in most cases β€” we install helical or mechanical wall ties and re-anchor the wall β€” but it needs diagnosis first. We’ll tell you whether we can handle it directly or whether a structural engineer should weigh in.
Why am I getting such a big price difference in quotes?
Most of the time it’s a subcontractor markup β€” and with structural masonry repair, it can also be a diagnosis problem. A lot of companies bidding a lintel, stoop, or bulging wall aren’t the ones doing the work; they’re sales outfits that bid the job, sign the contract, and hand it to a subcontracted crew for 20–40% less than what they quoted you. Two things tend to happen: the sub hasn’t seen the actual condition in person, so the diagnosis the salesperson wrote doesn’t match what’s failing, and the scope either balloons mid-job or gets rushed to protect margin.
